Cottage:
• Built in 1902
• A groomed oasis sitting in the midst of a
wild setting, the house of approximately 4, 500 square
feet is surrounded by 1, 200 square feet of covered
verandah, and has been meticulously restored and maintained.

Zoning:
• The subject is zoned R2. It should be noted
that the R2 Zoning allows the owner more latitude
in the improvements that may be made to the island.
The Island:
• The island is approximately twenty acres,
safe and protected with an “outside” view.
It is comfortably off, but within view of, the main
boat channel providing easy access and no wake from
passing boats. The island provides a safe, protected
area for boat mooring that other “outer”
islands cannot. It has two kilometers of walking trails
which allows easy viewing of the beautiful vistas.
Stone walls enhance many pathways along the waters
edge. There are plenty of lovely beaches.
The Cottage:
• The main level of the cottage consists of
a great room, living room, dining room, ten bedrooms,
den, mudroom, kitchen, kitchen pantry, laundry room
and several bathrooms.
The great room is constructed of
stained tongue and groove pine and the flooring is
stained hardwood. It features a two storey massive
fireplace with insert, three skylights, a fan and
fronts on the “open” of Georgian Bay.
It has corridors or wings on either side with access
to the bedrooms and bathrooms.
The dinning room is surrounded with
windows on both sides and is finished with hardwood
flooring, pine walls and ceiling and another massive
fireplace with insert.
The guest wing contains five bedrooms
plus a den and is finished in pine. There are also
two three-piece bathrooms, a bathtub and shower room,
as well as an open vanity area containing three sinks
which were installed by the original owner, circa
1902. The corridors house original closets, a large
linen closet and blanket box, all finished in pine.
The master wing, also finished in
pine, contains a master bedroom and two dressing rooms
(or three bedrooms) which all overlook “open”
Georgian Bay waters as well as two washrooms. One
washroom contains a vanity and toilet while the other
washroom contains a six-foot bathtub, an oversized
shower and vanity. The corridors are lined in pine
closets (original to the home), and the floors are
covered with decorator carpeting.
The kitchen has an Elmira Oval wood
burning stove (with cook top), hardwood cabinets, double
sinks, fridge, stove, and microwave. It contains a
large butchers block working table. Located off the
kitchen is a walk-in pantry. There is also an eat-in
area in the kitchen with ceiling fan. The flooring
is Nafco laminate hardwood.
Next to the kitchen eating area
is the nanny’s bedroom. The walls have been
wallpapered and the floor has been carpeted. There
is also a two-piece bathroom located here. The adjacent
exercise room has wall-to-wall carpet and wall
coverings.
The laundry room, situated next
to the kitchen, is lined in windows overlooking the
side yard, has Nafco flooring and the walls have been
wallpapered. This area contains a freezer unity, washer,
dryer, and a Coldmatic glass-faced fridge (4 1/2 ‘
x 6 ½’).
The basement area has been partially
finished and contains a workshop as well as multiple
storage areas. There are also three hot water heaters
and primary and finish filter for water as well as
a bacterial probe.
Main Patio and Beach:
• Although there are many protected beach areas
on the island, the beach adjacent to the main patio
area affords dramatic views of Georgian Bay. It is
also adjacent to the sauna and change area.
Heating:
• The main heating is supplied by two massive
fireplaces with inserts, situated in the great room
and the dining room. The supplementary heating consists
of electric baseboard heaters.

Breathtaking Views:
